Kogarah Council is rezoning Hurstville & South Hurstville – check the list!

Kogarah City Council’s EXTRAORDINARY COUNCIL MEETING – Monday 4 April 2016

Venus Reception Centre, 20 Belgrave Street, Kogarah, commencing at 7:00pm

The NEW CITY PLAN will be decided!

  • Kogarah’s Councillors have received the final report on the NEW CITY PLAN, which recommends increases in medium and high density residential and commercial zoning throughout our local government area.
  • This report has been split in two: Part 1 recommends rezoning for increased density throughout the Kogarah area; Part 2 is the area of the Town Centre.   • The New City Plan will be decided at the Extraordinary Council Meeting next Monday. Now is the last and only chance you have been given to ask questions directly to your Councillors. If you wish to speak, you need to register by phoning Council on 9330-9400 by 4:00pm this Thursday 31 March 2016.

Some of the FINAL REPORT recommendations include:


Hurstville Precinct – Hurstville Centre

104) Hurstville Centre Land zoned B4 – Mixed Use. No change to existing B4 – Mixed Use zone. Increase FSR to 4.5:1 and height to 39 metres.

33)  Rezone 546-558 Railway Parade, Hurstville from R3 – Medium Density Residential to R4 – High Density Residential and increase height and FSR. 33m.

34)  Rezone 87-89 Woniora Road, 1-7A Gallipoli Street, 8 – 18 Alma Street and 4- 8 Maher Street, Hurstville from R2 – Low Density Residential to R3 – Medium Density Residential and increase height and FSR requirements. 15m.


South Hurstville Precinct – South Hurstville Centre

105) Land bounded by Woids Ave, First Avenue Cole Street, Woniora Road, Alma Street and Railway Parade. Increase height up to 21 metres.

140)  797-789 King Georges Road, South Hurstville. Increase height to 12 metres.

141) & 142) 799-801 King Georges Rd, 18 Greenacre Rd, 59-65 Connells Pt Rd, 803-835 King Georges Rd, 66-68 Connells Pt Rd, and 2-4 The Mall, Sth Hurst. Increase to 21 metres.

143) & 144) 57 Connells Pt Rd, 838 King Georges Rd, 42-58 Connells Pt Rd, 840A-848 King Georges Rd and 48-50 Allen Street, South Hurstville. Increase height to 21 metres.

145) & 146) 1 Allen Street, 850-864 King Georges Road, South Hurstville; Eastern side of King Georges Road – Land bounded by Woniora Road, Joffre Street, Culwulla Street, King Georges Road, Blakesley Road, Kairwara Street, Short Street, Grosvenor Road, Tavistock Road, and Blakesley Road, South Hurstville. Increase height up to 21 metres.

60) & 61) Rezone 1-5 and 4-6 William Street, and 1-5 Rickard Road South Hurstville from R2– Low Density to R3 – Medium Density Residential increase height & FSR. 9m.

62)  Rezone 31 Joffre Street and 32 Culwulla Street, South Hurstville from R2 – Low Density Residential to R3 – Medium Density Residential increase height & FSR. 21m.

63) & 64) Rezone 51-55 Connells Point Road and 4-6 Allen Street Sth Hurstville from R3 – Medium Density Residential to B2 – Local Centre increase height and FSR. 21m.

65)  Rezone 1 – 13 Connells Point Road, South Hurstville from B2 – Local Centre to B1 – Neighbourhood Centre and include height and FSR requirements. 12m.

  • Phone Kogarah Council’s Customer Service Centre now, 9330-9400 to register to speak at the Extraordinary Meeting, before 4pm this Thursday, 31 March 2016.
  • Attend the Meeting at the Venus Reception Centre, 20 Belgrave Street, Kogarah (next to the Greek Orthodox Church). Ask questions and let them hear your concerns about the proposed new environment for Kogarah of substantially increased housing density.
  • Contact your Councillors, you elected them to represent you. You can find their details on Kogarah City Council’s website and our kogarah.org website.
